When developing in suburban areas and aiming to achieve higher density by transitioning from detached and semi-detached houses to flats, it is crucial to understand the local context and work closely with the Local Authority to present a well-considered proposal that aligns with their requirements and the community's character.
In this case, the existing hotel provided a unique opportunity to maintain the site’s distinct character and its different urban grain. This allowed for the addition of extra footprint and levels without disrupting the surrounding area’s established patterns. The design maximised the number of apartments while preserving generous, high-quality amenity spaces. Care was taken to ensure the proposal blended seamlessly with its surroundings, avoiding any negative impact on neighbouring properties. The scheme also respected the area’s unique characteristics, including local vegetation and historic urban fabric, resulting in a balanced and context-sensitive solution.
